How is a licence different to a lease?
Leases often involve a long-term commitment as well as a
non-returnable premium to secure the space that you want. Our
licence arrangements are much more flexible and we ask for no more
than a one month commitment with no legal fees. We recognised that
small media and creative businesses need this flexibility and an
adaptable and supportive environment to encourage their growth.
Is Margate Media Centre more expensive than traditional office
space?
Our licence fee is inclusive of electricity, water, lighting,
network and telephony infrastructure, cleaning (communal areas
only) and security (CCTV).
Commercial leases may appear inexpensive but the rental figures
only cover the space itself. The hidden costs of maintenance,
security, decoration, cabling, data and telephony infrastructure,
cabling, rates and many other service charges amount to much
more.
The convenience of Margate Media Centre’s inclusive licence fee
means there are no unexpected bills to pay enabling tenants to
concentrate on running their business.

How will I be billed?
Licensees are presented with a monthly account from the Centre’s
Management, which must be settled within 14 days. Each monthly
account itemises all costs incurred during the preceding month e.g.
licence fee, consumables, internet / email, telephone rental and
call charges.
Licence fees are to be paid by standing order at the beginning
of each month.
